BURHANIDESIGN was happy to participate in this project because it helped not just the client, but the larger community and the city as well.
A historic Greystone in the Tri-Taylor neighbourhood was cited for violations because of an additional floor that had been constructed above the existing ADU (Accessory Dwelling unit) in the rear of the lot.
The developer of the building would be blocked from any further developments and maximizing revenue from the property, so approached us. We were requested us to assist with the removal of the violations, zoning relief and permit processing to legalize this ADU along with the 4 units in the street-facing greystone building.
We collaborated with our zoning attorney and found a 5 unit water bill from 1958 in the city archives. With minor modifications to the drawings to align them with current zoning and building codes, we soon received zoning approval followed by a building permit.
By creating a legal way for the building to be rezoned, we achieved a win-win for all stakeholders involved. The client could now generate income from all 5 units; the local neighborhood benefited from a new and fully restored building in place of the dilapidated structure; and the city would not have to spend tax payer resources to demolish the ADU.
